How we source data

PropIQ blends public statistical data, community signals, and derived analytics. Every metric on the platform is either directly attributed here or computed from these inputs.

Australia — Potential Index & Rental Intelligence

  • Australian Bureau of Statistics (ABS) — dwelling approvals, population, median household income.
  • Reserve Bank of Australia (RBA) — cash-rate history, macro projections.
  • Public rental listing aggregates — median asking rent by suburb and bedroom count.
  • Derived scoring — Potential Index sub-scores (Infrastructure, Transport, Economic, Amenity, Sentiment, Events) are computed by ranking suburbs against each other on these inputs.

Refresh cadence: monthly for the top ~130 priority suburbs. A "Fully indexed" badge in the Potential Index shows which suburbs have complete signals.

Australia — Popular Opinion

  • Reddit — public discussion in Australian city and suburb communities.
  • Homely — publicly readable resident reviews.
  • Sentiment is aggregated into positive/neutral/negative buckets plus common themes; individual posts are never republished on PropIQ.

Refresh cadence: monthly. Suburbs with no community signals show a baseline sentiment derived from macro trends until real signals arrive.

Dubai — Potential Index & projections

  • Dubai Land Department (DLD) — transactions, developer registrations, off-plan projects.
  • Central Bank of the UAE (CBUAE) — Base Rate (pegged to the US Federal Reserve), LTV/DBR guidelines used for financing projections.
  • Community and nationality profiles — derived from public DLD transaction data.

Refresh cadence: monthly for community and nationality data; scenario projections recompute on every macro-scenario change (Neutral / Easing / Stress).

PropIQ Capital — user-supplied data

  • Prop Health scores are computed from properties you add — no external property database is consulted.
  • Google Places (New) is used only for address autocomplete during property intake.
  • Exit, Negotiator, Autopilot, and Strategist outputs are computed locally from your portfolio plus the macro-scenario you select.
